What we provide: Complete Construction Drawings and Drafting Services with Free 3D Architectural Modeling.
Site Plan – Locating the home and hardscapes on the clients provided boundary survey.
Foundation Forming Plan – Locating the perimeter of the foundation, and plumbing drains.
Floor Plans – One- or Two-story custom floor plans include the specific layout of the home, construction notes, dimensions and other details need for construction.
Exterior Elevations – An architectural style with exterior materials represented, plate and ceiling heights, roof overhangs, and window and door styles.
Interior Elevations – Design and layout of all cabinetry, fireplaces, archways, and custom features.
Electrical Plan – Locating the type and function of all electrical fixtures.
Roof Plan – Top down view indicating roof pitch, overhang, valleys, hips, and gable locations.
Detail Page – All specifications, sections, codes, and details needed for the construction of the home.
What we DO NOT provide: Engineering may be required depending on where you live. Some counties, Homeowner Associations, or environmental factors may require the seal of a local licensed engineer. We recommended contacting your local building department for specific requirements.
What does it cost: Pricing is based on a flat rate per square foot. The flat rate price is determined by the size and scope of the required design. A fixed price based on square footage prevents any unexpected charges, or cost overruns.
Payments are conveniently divided into 4 installments allowing the you to “pay as you go.”
What about distance: After the initial phone or video consultation, most business will be conducted through email messages. All changes will be conducted through email for written record and clarity. Access and responsiveness to email is required. Builders Residential Design produces construction documents for builders across North and South America, distance has never affected a project.
How long does it take: Construction documents typically take 2 weeks to develop and produce. The time needed for each project varies based on size, complexity, and the client’s responsiveness to design changes.

Builders Residential Design is a small architectural design firm specializing in custom residential floor plans, site plans and 3D modeling. We produce high quality construction documents for use in the United States and South America. Every project is designed to IRC (International Residential Code) building standards.
